1. What are Real Estate taxes?

"Real Estate" is the physical land and all that is affixed to the land. The tax on real estate is an Ad Valorem (based on value) tax. The proceeds from real estate taxes fund the operation of the Town. Approximately 80% of the Town's budget (including schools) is funded through real estate taxes.

2. Do the assessors collect my tax payment?

No, the assessors do not collect tax payments. The revenue office collects all taxes and interest due.

3. How do I dispute my real estate tax bill if I believe the value placed on my property is too high?

The appeal process for disputing real estate property bills is done through an abatement procedure. Abatement applications are available at the assessors office located at the Mary Alley Municipal Building. More Information

4. How do the assessors determine the value of motor vehicles? How about boats?

The assessors do not determine the value placed on motor vehicles for the purpose of arriving at the amount of the excise tax. The Massachusetts Registry of Motor Vehicles determines the value assigned to the vehicle.

Boat values are determined from information provided by the boat owner on the Boat Declaration (2BE) form which they submit to the assessors each year. The Boat Declaration form is mailed with the Harbormaster's mooring permit renewal. The Boat Declaration must be received by the assessors before the mooring permit will be issued.

5. Do the assessors determine the legal use of my real estate and its conformance with zoning regulations?

No. The Building Commissioner is responsible for determining the legal use of your property and whether or not it conforms to the zoning By-Laws.

6. What is Proposition 2 1/2?
